What’s the diff. between partial release of mortgaged land and having it deeded out to you, any advantages?

my mom is still paying for the land we’re on now and we want to build a house or buy a modular home and use the same land, but, no mortgage company will let us unless the land is deeded to us. a dealer mentioned an option called partial release but i don’t know what that is or how to do it or if there is a difference between that and deeding. please help! thanks!

    Don’t even reckon about it…would give two parties the ability to foreclose if things go incorrect…
