When buying a house under a land contract, how do you insure that the seller is paying the mortgage?

or shall I say, what is the best way to insure the seller is paying the mortgage with the money that I am paying him?
anyone been involved with this before? what other advice can you provide to help prevent problems?
how do you insure that the seller won’t mess you over later and "change his mind" or try to wiggle out of the deal..etc…?
